The Pressure of a 1031 Exchange: Why We Only Got Three Choices
After spending three days touring twelve homes, I realized something.
Buying a property as part of a 1031 exchange is nothing like casually shopping for real estate.
There was a clock ticking.
Unlike most buyers, we didn’t have the luxury of waiting to see what might hit the market next month. Every showing, every conversation, and every decision carried a deadline.
One of the owners, Evelyn, was completing a 1031 exchange after selling her condominium in Washington, D.C. That meant we had to follow a strict timeline—and make some big decisions quickly.
No pressure, right?
What Is a 1031 Exchange?

When most people hear the term 1031 exchange, their eyes glaze over.
Mine used to, too.
In simple terms, a 1031 exchange allows an investor to defer capital gains taxes by reinvesting the proceeds from one investment property into another qualifying investment property. It’s a valuable tool for real estate investors—but it comes with very specific rules.
After selling the original property, you have:
- 45 days to identify potential replacement properties.
- 180 days to close on one of those properties.
Those deadlines aren’t flexible.
Most investors identify up to three potential replacement properties. Once that list is submitted, those are your options.
Eventually, you have to stop looking.
And choose.
Analysis Paralysis Is Real
As a Realtor, I’ve often told buyers:
“You’ll know the house when you see it.”
Even with years of experience, I found myself second-guessing everything.
What if we overlooked something?
What if a better home came on the market next week?
What if we chose the wrong neighborhood?
What if we missed an opportunity?
The truth is, you can research forever.
At some point, every buyer reaches a moment where logic has taken them as far as it can.
After that, you have to trust the process.
Our Final Three

When it came time to submit our identification list, we narrowed our search to three communities:
- Sunriver
- River Meadows Village
- Three Rivers
Each offered something different.
Each had homes we could genuinely picture ourselves enjoying.
And honestly, I don’t think there was a wrong choice.
But there also wasn’t going to be a fourth option.
One of those communities had to become our future.
That’s a strange feeling.
Every house you tour starts to feel a little more personal.
You imagine where the furniture will go.
You picture holiday dinners.
Friends gathered around the table.
Dogs running through the yard.
Summer evenings by the water.
Before long, you realize you’ve become emotionally invested.
Spoiler alert…
You absolutely have.
It Was Never About the Granite Countertops
As we compared homes, something became very clear.
We weren’t choosing countertops.
Or flooring.
Or cabinet colors.
We were choosing a lifestyle.
A place where the dogs could run safely.
Where family and friends would want to visit.
Where we could launch paddleboards and kayaks after breakfast.
Where weekends would turn into traditions and ordinary moments would become lifelong memories.
That realization made the decision both easier and harder.
Easier because we knew what truly mattered.
Harder because we weren’t simply buying an investment property.
We were investing in experiences.

Eventually, You Have to Decide
I’ve spent years telling buyers that if they wait for the “perfect” house, they may never find it.
As it turns out, I needed to follow my own advice.
Eventually, you stop researching.
You stop comparing.
You stop wondering what else might come along.
And you trust your instincts.
Looking back, I still don’t think there was a wrong choice among our three finalists.
But there was a right choice for us.
Ironically, it turned out to be the home we almost didn’t schedule a showing for.
Today, I can’t imagine owning anything else.
Funny how life works sometimes.
Lesson Learned
You can analyze every detail.
You can compare every neighborhood.
You can build spreadsheets and make endless lists of pros and cons.
Eventually, though, there comes a moment when you have to trust your process and make a decision.
Sometimes the right answer isn’t the “perfect” house.
It’s simply the one that feels like home.
